ABOUT US
Berry Farms is a residential community located in Melissa, Texas. Its location affords the comforts of country living, yet remains conveniently close to Melissa, McKinney, and many other surrounding towns and cities. For those with children, Melissa ISD supports bus transportation to the Berry Farms subdivision.
Homes have city water, discrete buried electric service, LPG tanks on select lots, and aerobic septic systems on all lots.
There is a local park and pavilion with a self-contained small walking track that borders the neighborhood. Residents and families of the Berry Farms community represent all age groups and many different walks of life.

ARCHITECTURE REVIEW BOARD APPROVALS
In keeping the Berry Farms subdivision an attractive and safe place to live, the POA Covenants require that most property improvements require approval from both the Berry Farms Architecture Review Board (ARB) and an approved permit by the City of Melissa. It is important to consider the City of Melissa building codes as well as the Berry Farms POA approval process as the starting point.
City of Melissa provides information regarding building codes at www.cityofmelissa.com. Please research all code requirements prior to submission to the ARB for approval to begin your project. If at any point during this process you have additional questions for Berry Farms, please feel free to contact the ARB members located in Contacts.

The ARB will contact you to provide approved design or guidance. Submit approved documents to the city to start permit process.
The ARB does not enforce city codes or ordinances outside of specific issues found in the Berry Farms POA covenants. However, the ARB members may provide guidance related to city ordinances

RESALE CERTIFICATE REQUEST
When a home within Berry Farms has been contracted for sale, a Resale Certificate is required by law to be completed by the Berry Farms Property Owners Association and submitted to the Title Company. The Resale Certificate transfer fee is $375.00, and is payable to the POA at closing.
In addition, the Berry Farms POA Covenants/Bylaws are required to be made available to the prospective owners. The POA dues are mandatory and are currently $88 annually.
